Where Asbestos is Found in Welsh Homes
Asbestos was used extensively in UK building materials from the 1930s through to 1999, when it was completely banned. Welsh homes built or renovated during this period may contain asbestos in various forms.
Common locations in Welsh homes:
- Artex ceilings and textured coatings: Very common in Welsh homes built 1950โ1985. Chrysotile (white) asbestos was often added to Artex. Safe if intact and left undisturbed.
- Asbestos Insulating Board (AIB): Used in boiler rooms, fire doors, ceiling tiles, and partition boards in many Welsh homes. Higher-risk than Artex if disturbed.
- Garage and outbuilding roofs: Corrugated asbestos cement sheets (grey, corrugated) are extremely common in Welsh properties. Generally lower-risk if in good condition but deteriorate with age.
- Pipe lagging: Grey insulation around pipes in older Welsh homes, particularly in roof spaces and airing cupboards.
- Floor tiles: Some vinyl floor tiles, particularly 9ร9 inch tiles in 1960s and 1970s kitchens, contain asbestos.
- Soffit boards: Some older properties have asbestos cement soffits.
Is Asbestos a Risk in Your Home?
Asbestos materials that are in good condition and undisturbed present no significant health risk. Asbestos fibres are only released into the air when the material is damaged, drilled, sanded, or disturbed.
The risk comes from:
- DIY work that disturbs asbestos-containing materials without awareness
- Tradespeople who are unaware of potential asbestos in older Welsh properties
- Deteriorating materials (crumbling, broken, or weathered asbestos)
You do NOT need to remove asbestos that is in good condition and not at risk of disturbance. Removal is often riskier than leaving it in place.
What to Do If You Find or Suspect Asbestos
- Stop any work immediately if you discover suspected asbestos material during renovation or repair.
- Do not disturb it โ don't drill, cut, sand, or break suspected asbestos-containing materials.
- Have it tested โ sampling kits are available, or a licensed asbestos surveyor can take samples. Testing costs ยฃ50โ150 per sample.
- Commission a survey for pre-1999 properties before significant renovation work โ a management survey (around ยฃ200โ400 for a 3-bed house) identifies and assesses asbestos risks before work begins.
- Use a licensed contractor for removal โ asbestos removal must be carried out by a licensed HSE contractor in most cases. The HSE maintains a register of licensed contractors.
Many Welsh tradespeople are asbestos-aware and will flag potential issues during surveys or inspections. Good contractors stop and flag โ don't encourage rushing past potential asbestos indicators.
