The Correct Order of Trades for a Home Renovation

Getting the order of trades right is the difference between a smooth renovation and expensive rework. The general principle: structural work first, services (plumbing, electrical, heating) before wall finishes, decoration last.

Standard renovation sequence:

1. Structural and groundworks Demolition, structural alterations, damp proofing, new foundations. This creates the shell you'll build everything else into. Any structural engineer surveys or building control inspections happen at this stage.

2. First fix โ€” plumbing Pipe runs, waste pipes, soil stacks, underfloor heating circuits. Pipes go in before walls are plastered โ€” they must not be visible on finished walls.

3. First fix โ€” electrical Cable runs, back-boxes, consumer unit position. Cables must go in before plastering. This is also when smart home infrastructure (data cables, speaker cables, camera cabling) is installed.

4. First fix โ€” heating Boiler, flow and return pipe runs, radiator connections. Same principle โ€” in the walls before plaster.

5. Insulation Cavity wall bead injection (if not done at structural stage), internal wall insulation boards, underfloor insulation.

6. Plasterboarding and plastering Once all first-fix work is inspected and signed off (boiler commissioning, electrical first fix inspection), the walls are boarded and plastered. After this point, adding or changing services requires hacking off plaster.

7. Second fix โ€” plumbing Fitting sanitary ware (toilets, basins, baths, showers), kitchen and utility fittings, radiators, boiler commissioning.

8. Second fix โ€” electrical Fitting sockets, switches, light fittings, consumer unit commissioning, testing and certification.

9. Decoration Painting, wallpaper, tiling. Always after second fix is complete โ€” don't tile a shower before the plumbing is connected.

10. Floor finishes Hard floors (tiles, stone, wood) after plastering and painting. Fitted carpets last of all.

11. External works Drainage, paving, fencing, landscaping. Last so plant and machinery don't damage new work.

Common Sequencing Mistakes in Welsh Renovations

Starting decoration before second fix is done: Inevitable damage to newly painted walls when electricians and plumbers return to fit their second-fix items.

Skipping damp investigation before plastering: Welsh properties have high damp risks. Plastering over active damp creates failed plaster within months.

Fitting kitchens before electrics are certified: Building control sign-off for electrical work is easier before the kitchen is in. Plan the electrical inspection before kitchen fitting begins.

Landscaping before building work is complete: Plant and concrete lorries will damage new paving and planting. Leave external works until the final stage.
